The VA Funding Fee Explained
The VA Funding Fee is a one-time payment that the borrower makes to the Department of Veterans Affairs. It helps reduce the cost of the program to taxpayers.
- First-Time Use: Typically 2.15% for $0 down.
- Subsequent Use: Increases to 3.3% for $0 down.
- Exemptions: Veterans receiving disability compensation for a service-connected disability (usually 10% or higher) are exempt from this fee.
VA Appraisal and "Minimum Property Requirements"
VA loans have a reputation for having a "strict" appraisal. The VA requires that every home meet certain Minimum Property Requirements (MPRs). This ensures the home is safe, sound, and sanitary. Common issues that might flag a VA appraisal include peeling lead-based paint, lack of a permanent heat source, or roof damage. While this protects the veteran, it's something to discuss with your real estate agent during the search.
Competitive Interest Rates
Because VA loans are government-backed, they typically offer interest rates that are 0.25% to 0.50% lower than conventional mortgages. Combined with the lack of PMI, the "Effective Monthly Cost" of a VA loan is almost always the lowest in the market.
VA Benefit Checklist:
